Description

The main house

The main house has a constructed area of 478 square meters and was built in the two-story Mallorcan Finca style. There are six terraces available, two of which are large, fully covered terraces on the ground floor, and a large, enclosed courtyard of 96 sqm. Each room has direct access to a large terrace.

On the ground floor you will find the living room, the large kitchen with dining area for six to eight people and an extra dining room. From the large entrance hall, you have access to a separate sleeping or guest wing with its own additional corridor, from which one can reach the two separate bedrooms, each with its own bathroom.

Another separate, large studio with private bathroom and private entrance is located opposite the kitchen from the courtyard. This studio is ideal as a guest apartment because of its size of 31 square meters, the private bathroom, the fantastic view over the island and the fully opening three-part patio doors, but of course it can also be turned into a gym.

The classic-style courtyard also provides access to the double-winged main entrance door of the house. Living and dining room are connected by a very large, double-winged door. A massive wooden Iroko-staircase, in the same style as the doors, leads to the upper floor, which is reserved exclusively for the master suite.

The bathroom with shower and bathtub can be accessed through the closet room, which contains two large mahogany built-in wardrobes. The bedroom and corner room, which can serve as a second bedroom or as a nursery for a toddler, are connected by large double doors.

The corner room is followed by another room, which can also serve as a bedroom, small living room or office. This room is technically prepared for an office and has its own access door from the gallery. From each room on the upper floor, you will have access to the very large surrounding terrace, from where one has a breathtaking view over the island to Cabrera.

From the bath, you can reach the very private secluded south-east terrace, where the year-round dreamlike sunbathing with a fantastic view over Es Fangar to the sea is possible.

The main building – fittings

The ground floor is laid throughout with a Turkish, white sand-limestone without joints and with matte finish.

On the upper floor and in the sleeping area of the ground floor Californian walnut parquet has been laid throughout.

The bathrooms in the house are all in the same style, modern and very high quality equipped with Villeroy & Boch and Dornbracht fittings. Very large mirrors are flush with the walls and reach to the ceiling.

The Duravit washbasins stand on large, massive, suspended base cabinets, also made of Iroko, which offers plenty of storage space in the bathrooms. Large, chrome towel warmers are included in each bath. In each bedroom, you will find very high-quality mahogany built-in wardrobes, made in the same style as the room doors.

The spacious German kitchen “magnolia high gloss” is fitted with Siemens appliances (also in the separate utility kitchen), has a heavy granite worktop throughout. With this dark granite, the guest toilet is covered as well.

The windows and numerous patio doors are made of solid Iroko on German production machines. In front of the windows are, customized blinds and sun blinds by Ifasol (individually fitted into the frame) in an elegant, champagne-colored shade.

In the living room and in the dining room there is a non-supporting wooden beamed ceiling and in the living room, you will find a cozy fireplace. The upper windows in the entrance hall (stairwell) are equipped with electric servo-motors to allow for easy ventilation.

Underfloor heating is located in each room of the house, both solar warmed and operated with an oil heater. A central air conditioning hot / cold from Mitsubishi allows a silent, individual air conditioning in every room throughout the year.

In addition, in the living rooms and in the entire upper floor, heat plates made by Swisstherm are integrated into the ceilings, which can also be operated individually via the photovoltaic system.

A very large photovoltaic system with 72 plates, divided into two fields with 36 plates each provides the house with sufficient electricity and ensures the operation of the numerous pumps of the building services and the pool.

Gesa Strom is already on the property and can be connected if required.  A separate well, 236 meters deep, with new piping and new deep well pump, installed in 2011, provides for enough water anytime, which is stored in three large cisterns.

The pool house

In extension of a very old small house and under preservation of the beautiful exterior walls, a 60 sqm pool house was created in a very high-quality, which ensures a year-round habitability.

Waxed and polished terracotta tiles with underfloor heating, high-quality patio doors from Iroko and a very heavy, imposing wooden beamed ceiling and a large fireplace characterize the large living room and bedroom.

The execution and technology correspond to a high-quality and comfortable residential building. The bathroom and kitchen are qualitatively identical to those in the main house.

The pool area

A little further away from the main house, there is the 5 x 10-meter pool with Roman entrance and a very large sun terrace.

Separate studio

The separate studio with up to 4.50 m ceiling height is also equipped with underfloor heating and air conditioning.

The floor of the very large room with two three-winged patio Iroko doors is designed with Iranian travertine. In the bathroom, you will find green Guatemala marble on the floor.

The equipment of the bath is identical to the other baths of the house.

 

The property convinced by its spectacular views, its privacy and calm location – nevertheless, you can reach Felanitx in no time to enjoy the small picturesque town offering all amenities like small restaurants, shops and a weekly market on Sunday. Even Manacor, the second-largest city on the island, is within close reach. In Manacor, you can experience every day’s Majorcan life while you will find a perfect infrastructure throughout the year.

Also, Portocolom, a small picturesque harbor town with the biggest natural harbor, can be reached within 15 minutes.
